Finding a tenant and closing the deal

How we work
We work only under a formal agreement. That is not a technicality — it is what separates an established agency from "a friend who'll keep an eye on the place".
- A written agency agreement with the owner: services, fee and reporting all settled in advance.
- A KYC form — standard client identification, the same as when opening a bank account. It takes a few minutes and protects both sides.
- A notarised lease. We conclude no other kind: notarised form gives owner and tenant genuine legal protection.
- Power of attorney if you are outside the country.
- A transparent fee — one rate, agreed before we start and fixed in the agreement, with no hidden additions.

Turnkey furnishing — a separate service
An empty apartment does not let, and furnishing one remotely is harder than it looks: choice on the local market is limited, and ordering from abroad takes time and logistics. An owner visiting for a week simply cannot line up measurements, delivery and assembly.
We take the whole thing on:
- Measuring the space and planning the layout.
- Design: concept, materials, colour scheme, visualisation before anything is bought.
- Costings at several budget levels — you see what you are paying for.
- Sourcing and purchasing furniture, appliances and textiles.
- Delivery, carrying up, assembly, fitting appliances, hanging curtains and lighting.
- Final clean after the work, and interior styling.
- Photography of the finished apartment for the listing.
It makes sense to schedule the work for autumn and winter so the apartment is ready before the season. The service is available independently of management, if you are furnishing the place for yourself.

- A conversation and a viewing. We look at the apartment, discuss your goals and name a realistic rent.
- The agreement. Services, fee and reporting set out in writing.
- Preparing the property. What is worth finishing or adding — with a budget if work is needed.
- Advertising and viewings. Photography, listings, enquiries, tenant selection.
- The deal. Notarised lease, in person or under power of attorney, handover against inventory.
- Management. Payment monitoring, maintenance, regular reporting.
Frequently asked questions
I live abroad and visit once a year. Can you manage without me?
Yes. Under power of attorney we sign the lease at the notary, run every day-to-day matter and send you a report. You are involved only where the decision is genuinely the owner's.
What do your services cost?
The fee depends on the property and the scope of work. We name it at our first meeting and fix it in the agreement — one rate, no hidden additions.
Why notarise the lease?
Notarised form gives both sides full legal protection and heads off most disputes before they arise.
Why is a KYC form needed?
It is a standard requirement for real-estate agencies, the same as in banking. Ordinary client identification, a few minutes at signing.
Who pays for repairs?
The owner, at actual cost and against supporting documents. We find the contractors and control the work and the price.
What happens to the apartment between tenants?
We look after it: cleaning, airing, checking the systems, preparing it for viewings and for your arrival.
Can I order furnishing only?
Yes, it is a standalone service.
