Property Management

You have bought an apartment or a house in Montenegro but live in another country. The property should bring in income, not worry: someone has to find a tenant, vet them, put the lease in place, watch the payments and the bills, respond promptly to a leak, and keep the place in a condition you are glad to walk into yourself.

Montesa Group has worked in the Montenegrin market for almost 20 years. We take on the management of your property — under a formal agreement, with a clear and transparent process.

What you get

  • Steady income from long-term letting, without you handling the day-to-day.
  • A property that is looked after — kept in condition, not remembered once a year.
  • A vetted tenant and a notarised lease that gives both sides real protection.
  • One point of contact instead of a dozen tradesmen, neighbours and building managers.
  • Peace of mind: every obligatory payment on the property is made on time.

What management covers

Finding a tenant and closing the deal

  • Valuing the property and setting a rent the current market will actually pay.
  • Preparing the apartment for viewings and professional photography.
  • Advertising: our own client base, listing portals, handling enquiries.
  • Accompanied viewings and tenant screening.
  • Drafting the lease and having it notarised.
  • Signing the lease under power of attorney if you cannot attend the notary in person.
  • Handover of the property against an inventory.

Overseeing the lease

  • Making sure the rent arrives on time.
  • Making sure the tenant pays the utilities.
  • Monitoring compliance with the rest of the lease terms.
  • Representing your interests in dealings with the tenant.

Maintenance and day-to-day matters

  • Dealing with the tenant on everyday matters — you are contacted only when the decision is genuinely yours.
  • Arranging cleaning.
  • Calling out tradesmen, repairs where needed, checking both quality and price.
  • Liaising with the building management.
  • Preparing the apartment for your own arrival.

Financial matters

  • Keeping track of assessments and timely payment of taxes on the property.
  • Paying bills and obligatory charges relating to the property.
  • Regular reporting to the owner: what came in, what was paid, what happened at the apartment.
  • Maintenance and repairs at actual cost, with supporting documents.

How we work

We work only under a formal agreement. That is not a technicality — it is what separates an established agency from "a friend who'll keep an eye on the place".

  • A written agency agreement with the owner: services, fee and reporting all settled in advance.
  • A KYC form — standard client identification, the same as when opening a bank account. It takes a few minutes and protects both sides.
  • A notarised lease. We conclude no other kind: notarised form gives owner and tenant genuine legal protection.
  • Power of attorney if you are outside the country.
  • A transparent fee — one rate, agreed before we start and fixed in the agreement, with no hidden additions.

Why long-term letting

We work with long-term rentals — and we consider that the sensible choice for most owners, not a compromise.

  • Predictable income all year, without seasonal troughs and empty months.
  • Far less wear. One careful tenant treats an apartment better than a stream of summer guests.
  • No booking-platform commissions and no constant spend on cleaning and linen.
  • A notarised lease forms part of the residence permit document package — a strong draw for tenants, and for you a more motivated and more stable one.
  • A clear, calm paperwork position without daily administration.

A foreign owner earning income in Montenegro has a few formalities to settle with the local authorities. We help put them in place so the question does not surface at an awkward moment.

Turnkey furnishing — a separate service

An empty apartment does not let, and furnishing one remotely is harder than it looks: choice on the local market is limited, and ordering from abroad takes time and logistics. An owner visiting for a week simply cannot line up measurements, delivery and assembly.

We take the whole thing on:

  • Measuring the space and planning the layout.
  • Design: concept, materials, colour scheme, visualisation before anything is bought.
  • Costings at several budget levels — you see what you are paying for.
  • Sourcing and purchasing furniture, appliances and textiles.
  • Delivery, carrying up, assembly, fitting appliances, hanging curtains and lighting.
  • Final clean after the work, and interior styling.
  • Photography of the finished apartment for the listing.

It makes sense to schedule the work for autumn and winter so the apartment is ready before the season. The service is available independently of management, if you are furnishing the place for yourself.

How we start

  1. A conversation and a viewing. We look at the apartment, discuss your goals and name a realistic rent.
  2. The agreement. Services, fee and reporting set out in writing.
  3. Preparing the property. What is worth finishing or adding — with a budget if work is needed.
  4. Advertising and viewings. Photography, listings, enquiries, tenant selection.
  5. The deal. Notarised lease, in person or under power of attorney, handover against inventory.
  6. Management. Payment monitoring, maintenance, regular reporting.

Frequently asked questions

I live abroad and visit once a year. Can you manage without me?
Yes. Under power of attorney we sign the lease at the notary, run every day-to-day matter and send you a report. You are involved only where the decision is genuinely the owner's.

What do your services cost?
The fee depends on the property and the scope of work. We name it at our first meeting and fix it in the agreement — one rate, no hidden additions.

Why notarise the lease?
Notarised form gives both sides full legal protection and heads off most disputes before they arise.

Why is a KYC form needed?
It is a standard requirement for real-estate agencies, the same as in banking. Ordinary client identification, a few minutes at signing.

Who pays for repairs?
The owner, at actual cost and against supporting documents. We find the contractors and control the work and the price.

What happens to the apartment between tenants?
We look after it: cleaning, airing, checking the systems, preparing it for viewings and for your arrival.

Can I order furnishing only?
Yes, it is a standalone service.

I contacted the Montesa agency based on recommendations from friends. Everything turned out as they said—specialists were friendly and knowledgeable. They found options that met my requirements, pointing out the pros and cons of each. Now I’m a happy owner of an apartment in Becici! The deal went smoothly and quickly, and I received thorough answers to all my questions. Highly recommend!

Our heartfelt thanks to Antonina for her understanding, tact, emotional support, and professional assistance with the deal. We were searching for an apartment to buy in the suburbs of Budva and were very anxious since we had never purchased real estate, let alone abroad. Thanks to the friendly atmosphere, we were able to relax and calmly choose from the proposed options. The deal went smoothly and easily. We wish there were more such wonderful professionals. Wishing you success in your challenging work with people!
